Burnham-on-Sea bungalow benefits from a Majestic Designs makeover
Somerset home improvement experts, Majestic Designs, recently helped a property developer transform a 1970s bungalow in Burnham-on-Sea into an attractive, energy efficient contemporary property.
The project brief
The objective of the property developer was to give the bungalow a complete refurbishment, including new windows and doors throughout. We were approached to help because of our considerable expertise when it comes to transforming properties. At Majestic Designs we understand the impact that the windows and doors of a property can have. They can be seen as the eyes or features of a property. Consequently they play a huge part in the impact and character of a home.
The property developer also wanted to create extra living space for the occupants of the bungalow, without compromising on light transmission, however they were limited in options due to the height of the single-storey building. They wanted to add an impressive feature to the rear of the property with a conservatory, but they didn’t want a conventional conservatory style.
Installing the double glazed windows, doors and conservatory
We proposed all new double glazed A+14 energy rated windows and doors, along with an innovative LivinROOF conservatory, which was also A+14 rated. In 2010, an update to part ‘L’ of the building regulations made C rated windows a minimum requirement. For this installation we installed A+14 windows for superior energy efficiency, to greatly reduce heat loss and keep heating costs to a minimum for the occupants.
The property developer was delighted with our design suggestions and we worked closely with the developer during the project to achieve a fantastic finished installation. The transformation of the Burnham-on-Sea bungalow involved a number of trades helping the property developer to create a new and improved internal layout of the rooms. Plumbers and electricians helped with the relocation and installation of new bathrooms and kitchens working in coordination with our window installers to modernise the property to the highest standard.
French doors were installed at the rear of the property, as well as part of the conservatory, to help bring in extra light. They lead onto the rear patio area, helping integrate the feeling of indoor and outdoor living space. The French doors were manufactured in white uPVC at our own factories in Somerset along with a selection of white casement windows.
The LivinROOF conservatory installation provides an amazing feature to the rear of the bungalow. We created an orangery feel to the extension through the use of brickwork piers constructed on a fully reinforced raft base. This type of glazed extension provides the occupants of the bungalow with a highly insulated additional room to their home, which unlike some older conservatories is a room that can be efficiently used all year round. It was constructed with fully insulated walls and floors. Activ™ Blue glass was used for the glazed parts of the roof which has unique self-cleaning properties, as well as good solar control properties, helping to keep the room cooler in times of extreme heat during summer months whilst insulating in colder winter months.
The extension features concealed perimeter lighting and extra wide perimeter ceiling surrounding the vaulted LivinROOF, adding to the feeling of the conservatory extension being part of the original bungalow. For neatness, the extension incorporates concealed box gutter and external cornice – by hiding this pipework, the extension benefitted from not having any obvious drainage pipework from the outside of the building.
